Introduction
Chartwell Country Estates (CCE) & Conservancy is one of the few remaining Rural Residential Lifestyle Estates in the Northern Suburbs of Johannesburg.
Stand sizes are upwards of 8,000m2 and the area includes horse riding schools and stabling facilities, multiple private schools (all age groups), Day Spa’s and the like. In other words, room to live and breathe!
Nature lovers will revel in the rich bird life, a sighting of the shy mongoose, genets, shy bush babies, scrub hares, leguaans, the night-time rustle of porcupine quills and the magnificent sunsets over the Magaliesberg Mountains.
Location
Chartwell Country Estates & Conservancy is located in the northern suburbs of Johannesburg. It is just around the corner from Dainfern’s Gateside Manor Gate and the world-class Steyn City development.
Chartwell is positioned only a few minutes away from the exciting new Fourways Precinct, Monte Casino and the rapidly expanding Lanseria International Airport. In other words, close enough to travel easily but far enough away to enjoy peaceful sundowners on the veranda.
CCE’s rural residential eco-lifestyle has recently been awarded a coveted Gauteng Conservancy status. With two delineated Wetlands and 5kms of the Klein Jukskei River running along its’ western border, Chartwell Country Estates & Conservancy is one of the last natural gems in this highly sort after locale.
Broadacre SuperSpar in the country, a large Woolworths Food Store, a Virgin Gym, and almost everything else that a local resident could wish for!
Fourways Life Hospital is located 5kms from Chartwell on Cedar Road providing easy access to outstanding Emergency and Medical Health Care facilities.
The Cradle of Humankind is located some 15kms away for those avid on and off-road cyclists.
Hartebeespoort Dam and the Magaliesberg craft markets, hotels and restaurants are all within easy reach. What else could you ask for?
Main Objectives of Chartwell Country Estates & Conservancy
The three main objectives of Chartwell Country Estates & Conservancy can be broadly summarised as follows:
- To protect and further enhance our Country / Rural Lifestyle.
- To protect and enhance ‘secure living’ for both our family and staff.
- To improve Chartwell and its Conservancy with ‘Estate-Like’ interventions to raise the desirability of the area and improve property values for all.
The enforcement of these and other relevant Council By-Laws and Rules, as well as Environmental Laws, is necessary.Â
Chartwell Country Estates Home Owners Association (Section 21)
Upon moving into Chartwell, you are encouraged to become a member of the CCE & Conservancy to enjoy the benefits of the security initiatives in the area (CCTV monitored by off-site companies and various security vehicles in the area), in addition to the benefits of the Vision 2020 projects (discussed hereunder).
All of this is aimed at improving property values within the area and enhancing your eco-lifestyle experience.
As a Section 21 organisation, the CCE Home Owners Association Board is elected by its members at an Annual General Meeting (AGM) which is typically held at the end of August each year following a 21-day notice period.
Residents in good standing with CCE are eligible to make themselves available to serve as directors and to vote on various matters at CCE meetings.

Security
A high-tech approach is being used which includes CCTV camera monitoring, and 3 preferred security services providers in the area, being Fidelity ADT, Savika and TRSS. Â
Each property is responsible for their own security: however a large portion of the membership levies are used to pay for the CCTV infrastructure and monitoring.
Estate Management
Dedicated CCE Administration, dealing with day-to-day member and resident matters. CCE Estate Management portfolio assists with maintaining communal gardens and infrastructure.Â
Road and Infrastructure Maintenance (in association with JRA)
 Storm Water Management and Infrastructural Development (JRA and other specialist service providers);
- Traffic Calming & Speed Management.
- Road Signage, Road Markings.
- Legal Street Signage.
- Ongoing engagement with Authorities on proposed K56, K33 and PWV5 routes.
Storm Water & Sewerage
- Area Storm Water Matters (private & common areas);
- Area Sewerage Matters (eg Farmall Pump Station, sewerage overflows from Business Centre / Birchwood);
- Advise and violation management of inadequate sewerage treatment.
Community Fibre Project
High Speed Fibre-To-The-Home (FTTH) Solution has been installed by Metrofibre Networx (MFN);

Administration
Chartwell Country Estates (CCE) is fortunate to have a dedicated administrative team that handles the day-to-day operations of the estate. In addition, a passionate group of volunteers supports various portfolios across the community.
To ensure we can maintain and enhance the quality of life in Chartwell, a monthly levy is collected from residents. These funds help cover the cost of key services, such as:
- Monitoring of CCTV security cameras
- Guarding of riverfront properties
- Maintenance of the perimeter walls and fencing
- General upkeep and repairs
- Capital improvement projects
- Upgrades to security surveillance systems
- Maintaining reserves for emergencies.
Your contributions go a long way in supporting these efforts and help to preserve the peaceful, well-managed environment we all enjoy.
CCE levy structure, Whole Earth and Sweepstakes:
- R1000 per month for businesses
- R1000 per month for residents along the river
- R650 per month for residents
- R200 per month for tenants
- Whole Earth Recycling – is R148 per month and they collect once a week
- Sweepstakes R100 per month per ticket for Sweepstake
Note: Business activity in the area is regulated to preserve the character of the estate. Please check with the CCE Admin Office if you’re unsure whether your business activity is permitted.
These levies help sustain our shared infrastructure and community services. We thank you for contributing to the ongoing wellbeing of Chartwell and its Conservancy.
CCE Special Levy Fund
Occasionally, the Board may introduce a Special Levy Fund to support larger-scale capital projects that benefit the community. These initiatives are carefully considered, and we aim to keep requests to a minimum. That said, they represent a shared investment in Chartwell’s future.
 Improvements funded through levies often result in better security, infrastructure, and natural spaces — all of which help to increase property values and enhance our lifestyle.
Legal
Occasionally, there are civil and legal matters that arise when living in close proximity to each other.
Wherever possible, CCE encourages residents to resolve matters amicably and in good faith with one another.
In order to do so, it is important to recognise that all National, Provincial and Council By-Laws must be adhered to. Reasonable and professional conduct is best when dealing with conflicts.
Neighbouring Communities
 The Msawawa Informal Settlement is located on the South-Western border of Chartwell, on the Farmall side of the river.
On the Western border of Chartwell lies Farmall. The river properties in Farmall and Chartwell community work closely on matters of common interest including security, and environmental.
 North of Cedar Road (previously Sixth Rd), lies Chartwell North Estate. Chartwell was split in two when Cedar Road was developed.
Steyn City and Dainfern developments are located North-East of Chartwell.
